With quality installation and appropriate maintenance, most roof systems should give a home or business at least 20 to 25 years of protection. Monsoon rain, wind and hail can shorten that, which is why an annual inspection is a good way to catch problems early.
Different roof types fail differently. Asphalt shingles lift and cup from wind damage and delaminate as they age, leaving granules on the ground around the house. Concrete tile lasts a long time, but the underlayment beneath it generally lasts only 20 to 22 years, and tile slippage is one of the first warning signs. Foam and flat roofs need replacing once significant cracking, excessive blistering, browning or coating loss appears.
The single biggest thing is keeping every valley, scupper, gutter and downspout clear so rainwater drains off the roof easily. Wet leaves, dirt and trash decompose on a roof and act as a biohazard to shingles, foam and tile underlayment. Never get on a roof unless you know how to walk one safely; hiring a competent roofing contractor for that work is the safer route.
Tile is durable but it is not the waterproofing layer. The actual roof is the underlayment beneath the tile, and in the desert southwest a builder-grade underlayment typically lasts 18 to 22 years before it dries out and deteriorates. Once the underlayment is replaced the roof is considered new, and many insurers will re-rate a homeowner policy after a new roof.
That depends entirely on the roof type and the scope of work required. Every project is scheduled weather permitting, and the project manager keeps the customer updated on any scheduling changes along the way.

Roof debris is contained in a single dumpster, the work area is cleaned meticulously each day and again at completion, magnetic sweepers are used daily, and tarps are placed where applicable. Yes. Technology helps fill in details, but nothing replaces walking a roof to understand its nuances. The exceptions are roofs with a very steep, unwalkable pitch, fragile sandcast tile or shake, or a dangerous construction hazard, where a drone and satellite measurement are used instead.
